The old Morningside Mall location is up for redevelopment once again. The application status is open. The application was filed in 2022, and in September 2024, Scarborough Community Council adopted the approval for the rezoning application.
In October 2024 City Council approved the re-zoning application. This is a huge project that will take many years to complete.

Losing 4 banks, an economical food store and a host of vibrant retailers to "just another condo development" would be a disaster to the community. The last redevelopment was badly planned with 2nd floor space in the northwest building difficult to lease and the restaurant space in the south-west just seeing serial failures. There is excessive parking space throughout the site. Replacing the SW restaurant space with affordable 3-bedroom condo units would be acceptable as would re-engineering the Northwest building to add 2-4 stories of affordable 3-bedroom family sized apartments since (if the liquor store goes dark) this section may lose a key anchor tenant.
